Koch, who has a net worth of $2 billion, according to Forbes, sold his stake in Koch Industries to his brothers for $470 million in 1983. That left him with plenty of money to make renovations to his Colorado ranch.

The recently sold main lodge spans 16,600 square feet and is accompanied by seven cabins — one of which is a home gym. The property also includes hot tubs, hiking trails, and an altitude-acclimation room.

Bill Koch purchased the 52-acre property for $26.5 million in 2007.

According to Architectural Digest, the property was used as a dude ranch and an event venue before Koch bought it.

He later added about 31 more acres to the property.

He eventually sold those extra acres for $14.5 million in 2020.

In 2015, Koch listed the entire property for $100 million.

He dropped the price to $80 million in 2016, but it didn’t sell.

The property was delisted and relisted various times.

Ten years after the original listing, Koch listed the property again for $125 million at the beginning of 2025.

Before then, he tried renting out the main lodge for $300,000 a week.

The price was dropped one final time to $99 million at the end of 2025 before eventually heading to auction.

The property went to auction through Concierge Auctions in July.

This 52-acre compound sold for $33.5 million at auction.

The auction went on from July 7 to 17.

Eight structures are spread out across the compound.

Counting the other buildings, there are 14 bedrooms and 17 bathrooms.

The other buildings bring the total square footage to 25,277.

The lodge, also known as the primary cabin, is two stories with 30-foot ceilings.

It has a dining room that seats 20 people, a screening room, and a living room with a wall of windows that faces the mountains.

Other amenities around the property include a gym, hiking trails, two hot tubs, and an altitude-acclimation room.

And if there’s not enough to do on the grounds, the estate is 11 miles from Aspen by car.

Correction: February 28, 2025 — Bill Koch’s Aspen property was once on the market for $300,000 a week, not $300,000 a month. It’s also unclear when Koch acquired 30 additional acres that he sold in 2020. An earlier version of this story said he added them in 2015.
