The story follows a young urban couple, Vishal Bhatia (Ajay Devgn), a rational investment adviser, and his wife Swati (Urmila Matondkar). Looking for a spacious home, they rent a beautiful high-rise apartment at a suspiciously low price. Vishal hides a dark secret from Swati—the previous tenant, a widow named Manjeet (Barkha Madan), reportedly committed suicide after throwing her young son from the balcony. The terrifying truth eventually slips out, triggering a wave of paranoia. Soon, Swati begins experiencing horrific visions, sleepwalking, and exhibiting supernatural strength.
As a skeptical Vishal relies on medical science through Dr. Rajan (Victor Banerjee), a local watchman is found brutally murdered with his neck snapped backwards. The erratic behavior draws the sharp, relentless attention of Inspector Liyaqat Qureshi (Nana Patekar). With things spinning out of control, Vishal turns to a mysterious medium, Sarita (Rekha), who confirms that Swati is heavily possessed by Manjeet's vengeful spirit.
